Karins provided and continues to provide Surveying and Engineering services for this residential project in New Castle County Delaware. Bayberry is located in the Middletown Area with convenient access to Route 1. As part of the larger Master Planned Community of The Village of Bayberry, this project includes 951 Dwelling Units including Townhomes, Twin Homes, Village Homes, and Estate Homes. The plan was originally recorded with larger lots according to the housing market at the time. The client responded to market conditions and resubdivided the property to include smaller lots and more affordable options for potential homebuyers. The current plan takes advantage of the Workforce Housing initiative within the New Castle County Unified Development Code. Karins and Associates evaluated the existing design and modified the design to fit the new layout.
