Karins provided Surveying, Engineering, and Construction services for this residential project in New Castle County Delaware. Located in the Bear area and adjacent to the Barrett Run Community, this project completed the Diversified Planned Unit Development started in the early 1990’s.

The project included five 3-Story Apartment Buildings containing a total of 84 units, five garage buildings and a Historic home known as the Charles Allen House. Originally slated to be sold as a single family home, current plans are to restore and convert the historic home for use as a community fitness center and meeting room.

Originally part of a larger DPUD project, this parcel was left out of that district when New Castle County adopted the Unified Development Code. The parcel required a rezoning from S-Suburban to ST-Suburban Transition in order to fit the character of the surrounding uses of rental and fee simple townhomes and apartments. Significant natural resources exist on the site including Critical Natural Area, forest, wetlands, floodplain and steep slopes. Stormwater Management Green Technology Best Management Practices and Conservation Design were implemented on the sight in order to comply with New Castle County Code and to preserve these natural resources.

The project is now marketed for rentals as ‘The Retreat at the Village of Barrett’s Run.’
