The Lofts at Center Street

The City of Newark is undergoing enormous change as a result of the student population growth at the University of Delaware.  To better accommodate the swell of students, many older structures have been razed and replaced with mixed-use buildings with commercial use on the first floor and residential housing on the upper floors.   

This 45,000 sf mixed-use multi-family project incorporates two buildings on the same property.  One building will contain a professional dental office with residential apartments on the second floor and a second building with ground floor garage and residential apartments (20 – 2 and 3 bedroom units) above.  Breckstone Architecture provided architectural services and Karins and Associate provided site engineering services. 

Karins provided civil site design and construction phase services for this project.  One of the challenges associated with this project included stormwater management, due to the increase in impervious surfaces, and zoning changes.  The design included underground stormwater management best management practice below the parking lot to maximize the utilization of the limited site area.

This project is currently under construction with occupancy anticipated for the upcoming college semester.
